Everything else in the comparison is real but secondary to those two.

“Westlake" is a mailing area and a lifestyle identity, not a school district. The Eanes boundary stops at specific streets, and Austin ISD serves pockets inside the 78746 ZIP. Local agents cite cases where a buyer paid an Eanes premium for a home that was actually zoned to Austin ISD. Verify the exact address, never the neighborhood name.

  • Trusting a portal for a school assignment

Zillow, Realtor.com, and MLS school fields draw from databases that go stale. Confirm assignment through the district's own lookup tool, check all three levels (elementary, middle, and high school, since feeders do not always align), and get the district enrollment office to confirm in writing before you waive your option period.

  • Reading district medians as neighborhood prices

The ~$2.0M Eanes median blends Rollingwood estates with smaller homes, and the ~$850K Lake Travis ISD figure blends Lakeway condos with Spanish Oaks luxury properties. Price to the specific neighborhood and campus zone you are targeting, not the district average.

  • Ignoring Lake Travis's coming rezoning

Lake Travis ISD is building a second high school, Highland Lakes High School, in Bee Cave, projected to open around 2029-30 for an initial 1,500 students. Families buying in Bee Cave who assume their children will attend Lake Travis High School should confirm whether their address is likely to be rezoned to the new campus, since the boundary maps are not yet final.

Questions to Confirm Before You Waive Your Option Period

The Texas option period is your window to verify everything above while you can still walk away. Use it deliberately. Before you release it, get clear written answers to the following:

  • Exact campus assignment for all three levels: Ask the district enrollment office to confirm the specific elementary, middle, and high school for the exact address, in writing, not by ZIP code.

  • Whether a transfer is even on the table: If the address falls outside your target zone, do not assume a transfer bridges the gap. Eanes reviews out-of-district transfers annually, charges $125 per student with a $375 family cap, and can revoke approval; Lake Travis transfers are limited to space-available space, so it's helpful to confirm seat availability and transportation as part of your planning.  

  • Rezoning exposure: In Bee Cave and along boundary corridors, ask directly about pending attendance-zone changes tied to the new high school.

  • The full annual tax dollars, not the rate: Run the actual bill on the specific home's likely taxable value after the homestead exemption, so the lower-rate district does not surprise you with a higher check.
